1. Clean up the clutter. This will seem obvious to some owners, others not. Some may think – “They’re buying the house, not my stuff, so why don’t they just look at the house?” You have a point…to a degree. It’s difficult for buyers to look beyond piles of paper, picture frames, toys, and knick-knacks scattered around your home. These things may mean something to you - it may be your way of “filing” the important stuff - however, the clutter can be both physically and emotionally impeding. Buyers need to imagine themselves living in the home. Not only do cluttered rooms look smaller, but they scream “Hey! This is my home – no yours!” So, put those bills in a box or filing cabinet (Do you really want them sitting out for prying eyes?), put away standalone picture frames (leave hanging ones unless you plan to patch and paint), put the toys away (large baskets help), and pack up that prized collection of __Fill in the Blank__. Then, get a second, unbiased, set of eyes to look around. What you deem uncluttered may still be too much for a buyer.

2. Less furniture is more. When you are still living in the listed home, it’s best to think “less”. Less furniture in the home makes the rooms look larger. However, don’t remove everything, but your favorite chair and the television in hopes your rooms will look REALLY BIG! It only works to a certain extent. Just get rid of that extra side table you aren’t using, the weight bench collecting dust, the computer desk that’s no longer been in use since the computer stopped working, etc. Then, make sure that furniture is not resting in front of any windows.

3. Plant flowers. They are nature’s own little happy-maker and a happy feeling is a lasting impression. Even a cheap flat of petunias has had a positive effect on buyers.

4. Paint. It isn’t necessary to paint; however, homes with bright or unusual paint colors and permanent scuff have proven to be harder to sell than homes freshly painted with neutral tones. Many buyers like the idea of being able to move straight in without having to worry about painting. So, a freshly painted home can be more appealing than those that aren’t.

5. Price! No matter what you do to a home, if it isn’t priced at a fair market price then it won’t sell. Tax value isn’t necessarily fair market price. Prices change daily and those tax appraisals are quite often a few years old.
