Upgrades You Will Want When Buying a Home! 

When you buy a home, you will probably see some things that you will want to change. There could be many different things, but it is usually a good idea to set a priority list for the upgrades you want. Some things will be harder to upgrade in the long run, and depending on certain circumstances, may not be available after a certain time. This article will help you along the way by giving you some pointers. Remember to have a set list if you will want to upgrade multiple things.

The first thing you should think about is upgrading the cabinets in the kitchen or bathrooms. This is one thing that you will want to do fast, especially if you plan to upgrade appliances or counter-tops. Granite is all the rage these days, and if you want to change it to that, then the cabinets will need to be changed first. If you do it after, the granite might crack and break under the new foundation. If you want to upgrade anything else in the kitchen, then definitely start with the cabinets.

After that, you should check if you want the wiring or water upgraded. These are both things that will be difficult to change later down the line, and it will help you if they need to be changed. These are both important to the home, as it can be dangerous if they are not fixed in a timely manner. If you even think you may want to upgrade them, definitely look at it first, or you could be sorry down the line.

One things you will always, always want to upgrade is the padding on the carpet. Some people think it is the outside of the carpet that makes it, but this is not the case at all. It's the padding, underneath, that makes the carpet. When you buy a new home, look at the padding, because chances are, you will want to upgrade it. You can always change the carpeting later but in the meantime good thick padding is essential.

Never buy the homebuilders appliances, window coverings, interior paint, ceiling fans and additional landscaping. These are things you will pay a much higher price for by paying the middle man which is the homebuilder. Not only do you pay that extra cost but if you put it into the loan you are paying interest on it over the course of the loan, can you even imagine the real cost in these upgrades?

My recommendation is to take your buyers agent, and always use one even when buying a new home, with you to help you keep your choices to a minimum and keep you within budget. Make wise choices to save you money now and in the future all the while making sure your home will have what it needs for a good re-sale value.
